RESERVATIONS

To validate a reservation, our guests must send the payment receipt and register the following information on our website:

Full name

Date of birth

CPF or Identification Document

Address/ Neighborhood/ City/ ZIP code (if foreign, indicate only the country of residence)

Phone number (example: +55 47 9 9639-8272)

CANCELLATION AND NO-SHOW POLICY


CANCELLATION DEADLINE

The cancellation request must be made at least 30 days before the check-in date and is subject to review.

Reservations canceled within less than this period will have their amounts withheld as a “no-show” penalty, serving as compensation, if a new reservation cannot be arranged.

We do not refund deposits due to cancellations for any reason. The guest will retain a credit valid for up to 12 months from the cancellation date.

There will be no refund of the rental fee or deposit if the guest decides to leave the apartment before the end of the stay.

HACK PROPERTIES reserves the right to immediately terminate the rental agreement, with no refund of amounts paid, in the following cases: the total number of occupants exceeds the maximum specified on our website, neighborhood disturbance and/or violation of pre-established rules, pets without our permission, or failure to fully pay the rental amount.


REASONS CONSIDERED “FORCE MAJEURE”

Declared emergencies and epidemics – Local or national emergencies, epidemics, pandemics, and public health emergencies declared by the government.

Natural disasters – Natural disasters and other severe and abnormal weather events such as floods, road closures, landslides, etc.


SITUATIONS WHERE THE POLICY DOES NOT ALLOW CANCELLATION

This Policy only allows cancellations for the situations described above. Everything else is excluded, for example: common weather or natural conditions (rain, cold, overcast skies), unexpected illness or injury; government obligations such as jury duty or military service; cancellation or rescheduling of an event for which the reservation was made; and transport disruptions not related to “Force Majeure”, including canceled flights, trains, buses, or ferries.

If you cancel a reservation under these circumstances, the refund amount will be determined by the applicable cancellation policy for the reservation.


NO-SHOW WITHOUT PRIOR NOTICE

Failure to show up on the check-in date without prior notice will result in the reservation being canceled and 100% of the deposited amount being charged.


OUTSTANDING BALANCE PAYMENT

If there is an outstanding balance, it must be paid at check-in.


CHECK-IN

Standard check-in time is from 2:00 PM.

We kindly ask that the guest informs us of their arrival time so we can be prepared to receive them. For check-in, the guest may contact us via WhatsApp (+55) 47 9 9639-8272, preferably at least 1 hour before arriving at the property.

If the apartment is available and the guest wishes to request early check-in, this may be arranged in advance, and an additional fee may apply depending on the time.

For late check-in, we can provide instructions for accessing the property.


CHECK-OUT

Standard check-out time is by 10:00 AM.

Guests must inform us of their departure time in advance so we can schedule the inspection and key return.

Late check-out is only possible if the apartment is available, and an additional fee may apply.


PROPERTY DAMAGE

The guest agrees to pay for any damage to the furniture and items in the apartment during their stay, and such payment must be settled before departure.

We aim to standardize items across our apartments, so please contact us before replacing any item — we’ll provide guidance on how to proceed in each situation.


INCLUDED IN THE STAY

KITCHEN – Equipped with all basic utensils for meal preparation. We also provide 2 dish towels, dish soap, and a sponge for your convenience.

BATHROOM – Each apartment has 1 hairdryer, as well as dispensers with liquid soap and shampoo. We also provide toilet paper and a bath mat.

SERVICE AREA / LAUNDRY – Bucket, broom, squeegee, floor cloth, and dustpan. All of our properties have washing machines; in some, the machine is inside the apartment, and in others, it's located in a shared area. This is specified in the property description.

BEDROOMS – All mattresses and pillows have protective covers, and we provide 1 pillow per person.

BED AND BATH LINEN – Not included in the accommodation price. We chose to lower the daily rates and give our guests the freedom to choose.

This way, we can better meet everyone’s needs: guests who travel from far away and cannot bring these items, guests who prefer the convenience of having everything ready, or those who choose to bring their own linen and prioritize the best price. After all, our focus is you, our guest! Please consult us for rates and details.

Please note, we do not provide replacements or changes during the stay. If any extra service is needed, please contact us.

OPERATIONAL SUPPORT – In case of malfunction of air conditioning, TV, appliances, shower, etc., the guest should contact us and we will assess and arrange for repairs as soon as possible.


PET FRIENDLY

Small pets (up to 10kg) are allowed in our properties upon request. A one-time fee of R$100.00 will be charged at check-in.


NUMBER OF GUESTS

Guests should check the number of beds and mattresses, as well as the maximum occupancy allowed in the property listing. If the number of people exceeds the limit, we may provide extra mattresses and an additional fee will apply.


RESPONSIBILITIES

The guest assumes full responsibility for the rented property. This also applies to other occupants and visitors.

Hack Properties is not responsible for items left in the property or vehicle, nor for theft/loss of guest belongings, or other damages caused by unforeseen events or force majeure. We are also not liable for issues such as water or electricity outages during the rental period, as these are under public administration responsibility.

Lost items found in the property or common areas will be kept for up to 3 months and can be picked up within that time. After that, they will be donated. We can ship the item if needed — shipping costs will be the guest’s responsibility.

Guests must check the number of parking spots included in their reservation and respect the limits and orientation for vehicle placement.

According to municipal law, the use of gazebos is not allowed on Bombinhas and Bombas beaches.
